Terms of Service

Effective Date: August 05, 2026

1. Acceptance of Terms

These Terms constitute a legally binding agreement between you and OASIS regarding your use of the Platform.

By accessing or using OASIS, you confirm that:

• You have the legal capacity to enter into this agreement.
• You will comply with these Terms and all applicable laws.
• You will provide accurate and truthful information when using the Platform.

Your continued use of the Platform after any updates to these Terms constitutes acceptance of those changes.

2. Eligibility

To use OASIS, you must:

• Be at least 18 years old, or have the consent of a parent or legal guardian where permitted by applicable law.
• Be legally capable of entering into binding agreements.
• Register with accurate and complete information.
• Comply with all applicable laws of Zimbabwe.

Student users may be required to verify their affiliation with Chinhoyi University of Technology using information requested by OASIS.

Landlords must provide information reasonably required for identity and property verification before publishing listings.

3. Account Registration and Security

You are responsible for maintaining the confidentiality of your account credentials.

You agree to:

• Provide accurate, current, and complete information.
• Keep your password secure.
• Notify OASIS immediately of any unauthorized access or suspected security breach.
• Be responsible for all activities occurring under your account.

OASIS reserves the right to suspend or terminate accounts containing false, misleading, fraudulent, or incomplete information.

4. User Roles

Student Users

Students may:

• Browse accommodation listings.
• Save favorite properties.
• Contact landlords.
• Submit booking requests.
• Receive notifications.
• Manage personal profiles.
• Access student information and support resources available through the Platform.

Students must provide accurate information when communicating with landlords and making booking requests.

Landlords

Verified landlords may:

• Create property listings.
• Edit and manage listings.
• Receive booking requests.
• Communicate with prospective tenants.
• Manage occupancy information.

Landlords agree that all listings must be truthful, lawful, and accurately represent the advertised accommodation.

Administrators and Moderators

OASIS administrators and moderators may:

• Review listings.
• Verify users and properties.
• Investigate reports.
• Remove inappropriate content.
• Suspend or terminate accounts.
• Enforce these Terms.

Administrative decisions are made to maintain the safety, integrity, and reliability of the Platform.

5. Listings and Property Accuracy

Landlords are solely responsible for the content of their property listings.

Listings must accurately describe:

• Property location
• Rental price
• Availability
• Amenities
• Occupancy limits
• House rules
• Images
• Contact information

The use of misleading photographs, false pricing, inaccurate availability, or deceptive descriptions is prohibited.

OASIS may remove listings that violate these Terms without prior notice.

Although OASIS may conduct verification procedures, it does not guarantee the completeness or accuracy of every listing.

6. Booking Rules and Confirmations

A booking request submitted through OASIS does not automatically create a tenancy agreement.

Bookings are subject to:

• Landlord acceptance.
• Property availability.
• Completion of any required verification.
• Successful payment where applicable.

Landlords may accept or decline booking requests in accordance with applicable law and these Terms.

Students are responsible for reviewing all booking details before confirming a reservation.

Any tenancy agreement entered into between a student and a landlord exists solely between those parties. OASIS is not a party to tenancy agreements unless expressly stated otherwise.

7. Payments, Refunds, and Third-Party Payment Providers

Certain services may require payment.

Payments may be processed using third-party payment providers approved by OASIS.

By making a payment, you authorize the selected payment provider to process the transaction.

OASIS does not store full payment card information unless required by law or permitted by the payment provider.

Refund eligibility depends on:

• The applicable booking terms.
• Platform policies.
• Applicable Zimbabwean law.
• Decisions made by the landlord where appropriate.

Processing fees charged by payment providers may be non-refundable unless otherwise required by law.

Failed, delayed, or rejected payments caused by banks or third-party payment providers are outside the reasonable control of OASIS.

8. Messaging and Communications

The Platform provides messaging tools that allow students and landlords to communicate.

Users agree not to:

• Send spam.
• Harass or threaten others.
• Share fraudulent information.
• Send malicious links or harmful software.
• Conduct illegal activities.

OASIS may monitor or review communications where reasonably necessary to:

• Investigate abuse.
• Enforce these Terms.
• Respond to legal obligations.
• Protect the safety of users.

9. Verification of Landlords and Listings

OASIS may verify:

• Landlord identity.
• Property ownership or management rights.
• Contact information.
• Supporting documentation.

Verification increases user confidence but does not constitute a guarantee regarding:

• Property quality.
• Suitability.
• Safety.
• Legal compliance.
• Future availability.

Users are encouraged to independently inspect accommodation and verify information before entering into any tenancy agreement.

10. User Responsibilities and Prohibited Conduct

Users must use the Platform responsibly and lawfully.

You must not:

• Create false accounts.
• Impersonate another person or organization.
• Submit false booking requests.
• Post fraudulent property listings.
• Upload illegal or infringing content.
• Circumvent security measures.
• Attempt unauthorized access to systems.
• Interfere with Platform operations.
• Distribute malware or harmful code.
• Collect personal information without authorization.
• Violate applicable laws or regulations.

Violation of these Terms may result in immediate suspension or permanent account termination.

11. Content Ownership and Intellectual Property

All Platform content, including but not limited to:

• Logos
• Branding
• Software
• User interface
• Design
• Databases
• Graphics
• Text
• Icons
• Features

is owned by or licensed to OASIS and is protected under applicable intellectual property laws.

Users retain ownership of content they submit, including property descriptions, photographs, profile information, and messages.

By submitting content to OASIS, you grant OASIS a worldwide, non-exclusive, royalty-free license to host, display, reproduce, modify as necessary for formatting, and distribute such content solely for the operation, promotion, maintenance, and improvement of the Platform.

12. Privacy and Data Use

Your use of OASIS is also governed by the OASIS Privacy Policy.

By using the Platform, you consent to the collection, storage, processing, and use of your personal information as described in the Privacy Policy.

OASIS implements reasonable technical and organizational measures to protect user information but cannot guarantee absolute security.

13. SMS, Email, and Notification Consent

By registering for OASIS, you consent to receive communications related to your account, including:

• Booking confirmations.
• Payment updates.
• Security alerts.
• Verification requests.
• Account notices.
• Service announcements.
• Property updates.
• Customer support responses.

Where permitted by law, OASIS may also send product updates, surveys, and promotional communications. You may opt out of marketing communications at any time using the unsubscribe mechanism provided, though you will continue to receive essential service-related communications.

14. Third-Party Services and Links

The Platform may contain links to third-party websites, payment providers, mapping services, or other external services.

These services operate independently of OASIS.

OASIS does not control and is not responsible for:

• Third-party content.
• Privacy practices.
• Service availability.
• Products or services offered by third parties.

Your use of third-party services is governed by their respective terms and privacy policies.

15. Suspension and Termination

OASIS may suspend, restrict, or terminate access to the Platform without prior notice if a user:

• Violates these Terms.
• Engages in fraudulent activity.
• Misuses the Platform.
• Endangers other users.
• Provides false information.
• Violates applicable law.

Users may close their accounts at any time through their account settings or by contacting OASIS support.

Termination does not affect obligations incurred before the termination date.

16. Disclaimers and Limitation of Liability

OASIS provides the platform on an "as is" and "as available" basis.

To the fullest extent permitted by law, OASIS makes no warranties regarding:

• Continuous availability.
• Accuracy of listings.
• Suitability of accommodation.
• Reliability of communications.
• Compatibility with all devices.
• Freedom from interruptions or errors.

OASIS is not responsible for disputes between students and landlords, tenancy agreements, property conditions, personal injury, theft, loss of property, or damages arising from accommodation arrangements.

To the maximum extent permitted by applicable law, OASIS shall not be liable for any indirect, incidental, consequential, special, punitive, or exemplary damages arising from the use of the Platform.

Where liability cannot be excluded by law, OASIS's total liability shall be limited to the amount paid by the user to OASIS for the specific service giving rise to the claim during the twelve (12) months preceding the event giving rise to the liability.

17. Indemnity

You agree to indemnify, defend, and hold harmless OASIS, its owners, employees, affiliates, administrators, contractors, and representatives from any claims, liabilities, losses, damages, costs, or expenses (including reasonable legal fees) arising from:

• Your use of the Platform.
• Your violation of these Terms.
• Your violation of applicable law.
• Your infringement of another person's rights.
• Your content or activities conducted through your account.

18. Changes to These Terms

OASIS reserves the right to modify these Terms at any time.

Material changes may be communicated through:

• The Platform.
• Email.
• Push notifications.
• Other appropriate communication channels.

Your continued use of the Platform after updated Terms become effective constitutes acceptance of those changes.

19. Governing Law and Dispute Resolution

These Terms are governed by and construed in accordance with the laws of the Republic of Zimbabwe.

The parties agree to make reasonable efforts to resolve any dispute through good-faith negotiations before commencing legal proceedings.

If a dispute cannot be resolved through negotiation, it shall be submitted to the competent courts of Zimbabwe, which shall have exclusive jurisdiction unless applicable law provides otherwise.

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
